Ekurhuleni Municipal Valuation Appeals

Results of the municipal valuation objections are currently being released, and there are many cases where the municipal valuers have further incorrectly valued properties, in some cases severely inflating the valuation of the property.

Although there are already ongoing procedures to discredit the entire valuation process by various parties, the legal process continues, and the window to lodge an appeal against the municipal valuer closes 90 days after receipt of the objection outcome notification.

Our appeal process service is priced at R2 500.00, and includes the compilation of a portfolio of supporting evidence, a site viewing with photographs and measurements taken, submission of the appeal forms to council and representation at the appeals board to ensure the best possible outcome of the objection (capped at 1 hour per property). In the case of clients that previously lodged an objection with us before the 18th June 2021, this price is discounted to R1 800.

Residential Objection -
Section 78 Residential Query

Although the council’s objection period has officially closed, there is still allowance for residential queries to be submitted to council. This is a process which gives residents the opportunity to notify council of their incorrect values and have them corrected in the next Supplementary Valuation Roll.

MCT Property consultants can provide assistance in this regard by:

  1. Lodging a Query in terms of Section 78 of the Rates Act
  2. Completing all the necessary supporting documents to justify and support such a query, including a formal valuation on your property
  3. Raise a dispute, in terms of the Municipal Systems Act, regarding the new Council Valuation reflected in the General valuation roll
  4. Request Council to flag your account as a result of such dispute and allow you to pay rates in accordance with the determined valuation provided until the dispute is rectified
